How to get there​

Airports: Carcassonne 45 min (Ryanair), Beziers 35 min, Perpignan 1h, Toulouse 1h30, 

Train: Narbonne 25 min

Due to be completed by 2040, is a new TGV station that will be built just 15 mins away in Montredon-les-Corbières. This will link the area to Paris (3 hours) and to Barcelona (1 hour) radically transforming the area and its potential as a shrewd investment.

Layout

On the first floor there is an enormous 600m2 open-plan space,  12m large by 50m long, with new treated hard pine flooring, new underlying timber sub-structure and ‘green’ wadding insulation below all installed in 2021.

The space allows fantastic views over the Pyrenees and the Montagne Noire through large sandstone framed window openings and doors, with historic timber shutters.

The entire roof to the main building has been replaced in 2010, at an approximate cost of 100,000 Euros. There are therefore no leaks and the large impressive timber structure is in excellent condition, rare indeed for this area.

The majority of the interior walls are clean limewash and approximately 2ft thick. The oldest section/room is exposed sandstone block, cleaned and sealed in 2021


On the ground floor there is 500m2 of usable floor space across two buildings. There are also many large (5x4x3m varies) unused wine storage vats in concrete and 9 enormous oak wine barrels (4x3m) The old timber entry doors are 4m tall ! There are also other various industrial rooms associated with the former wine making industry which are better seen than described.

 

Outdoor area

The property has a pleasant south-facing courtyard garden. Generally, the facades are exposed stone with traditional dressed stone to the corners and door arches. Accessible from the first floor there is a South-facing terrace of 100m2 and a small north-facing terrace of 15m2. The exterior has a very mature green growth ivy and vines giving a very picturesque outlook despite its industrial heritage.

 

The building is in rural zone U and is not in flood zone. There is plenty of parking space on the plot and electrically operated roller door (4x4m) for vehicle access to the interior. 

 

Conversion

Presently Rural/agricultural building in buildable 'U' zone. The property is approved by local authorities as convertible into habitable, commercial or workshop spaces as and if required.

Electricity 220 and 380V in place to industrial norms. Water and taps are up  and running on every floor, every building. 

Connection to sewer network to be done, located on the property boundary (quoted 2000Euros).

The boundary survey has been carried out and registered on Cadastre.gouv.fr. 

Currently equipped with one small stair to go upstairs and an electric crain.
